By filling in the enquiry form, you will have given us a good idea of what we need to do to help make your purchase straight forward and the right one for you.
We can help you decide your budget and put you in touch with experts who can help you decide the best way to finance your purchase. If you have your own preferred adviser, that’s not a problem. If you need solicitors in the UK, we are happy to help arrange this for you. You may prefer to use a solicitor in Slovakia, or one you have used yourself previously.
The next step is obviously to visit Slovakia to have a look at the developments.
We will liaise with you to determine a suitable time for you to visit.
We do not arrange flights. We are not travel agents, nor are we ATOL or ABTA bonded. We can advise you of which airlines fly to Slovakia, and give you details of their websites. If you would like us to arrange hotel accommodation for you, we can do this via our partner hotels. We have negotiated special rates for our clients with a number of hotels in Slovakia. We can either book this for you or else we can give you a promotional code to quote to the hotel on booking. Either way you will pay the hotel directly on departure. Please note the hotel may ask you for a credit card number to secure the booking, and to cover any extras, such as the minibar, that you use during your stay.
In Slovakia
Once you arrive in Slovakia, proceed through customs clearance and make your way to the exit. Here our representative (English speaking) will be there to meet you.
The representative will take you to your hotel, where you can check in and freshen up. Once you are settled in, our representative will, over a coffee in the bar, discuss the itinerary for your visit, and take you to see a number of developments that suit your needs.
Our representatives DO NOT get paid commissions. WE DO NOT PRESSURE SELL. We have no intention of forcing you to buy something you do not want, or is not suitable for you. We want you to be COMPLETELY satisfied with the service provided.
Depending on the length of your stay you will be taken back to your hotel where your evening will be at leisure. We can of course suggest bars and restaurants you may wish to try. Our representative can help if you have any special requirements during your stay.
On the following day our representative will again be at your disposal to take you to visit other developments, or if you wish to revisit those you have seen then this can be arranged too. If you need to see a Slovakian Bank or solicitor we can arrange this too.
If you decide to buy
And we stress YOU decide, the usual procedure is to pay a reservation deposit of approx 3,000 euros. If you have used our suggested UK solicitors the deposit can be paid to them prior to departure from the UK. They will be able to review the contract (which you can fax to them) prior to signing and arrange payment to the builder once they are happy. WE STRONGLY ADVISE THAT YOU SEEK LEGAL ADVICE BEFORE MAKING ANY PAYMENTS.
You may decide to wait until you return to the UK prior to making your purchase. This is not a problem, although you should bear in mind that the “Slovakian way” of buying property is very different from the UK, you decide you like it, shake hands on the deal and start the paperwork rolling. Therefore the longer you leave it the more likely you are to lose the property.
